New construction

How do you buy a new construction home in the Puget Sound area?

Pick the area, bring your own broker to the first visit, compare builder incentives carefully, and get independent inspections. Builder sales staff represent the builder; we represent you.

New construction questions

What should I know before visiting a builder?

Should I bring my own agent to a new construction community?

Yes, if you want representation. Builder sales staff work for the builder. Many builders require your broker to accompany or register you at your first visit, so contact us before you go.

Can I negotiate on a new construction home?

Often, though what is negotiable varies by builder and market. Incentives may come as price, upgrades or closing-cost help, and they frequently depend on using the builder's preferred lender. We help you compare the real value.

Do I need an inspection on a brand-new home?

We recommend it. Independent inspections before drywall and before closing can catch issues while the builder can still fix them. Review the builder's warranty in writing too.
